Gables is the newest suburb in The Hills Shire – it was only officially gazetted in July 2020 – and it’s one of the busiest home-building markets anywhere in Sydney’s north west. Sitting between Box Hill and Maraylya on land once known as the Box Hill North release area, Gables is where thousands of families are building their first brand-new home. Building in Gables
The suburb is dominated by The Gables masterplanned community – the largest masterplanned estate in the Hills District. It was launched by Celestino, who developed the early stages before selling the remaining undeveloped land to Stockland in 2020. The precinct is planned to ultimately deliver in the order of 4,600 dwellings, together with a town centre, schools and an extensive lake and open-space network that doubles as part of the estate’s stormwater management system.
That last point matters to your build. The Gables was engineered from day one with a precinct-wide drainage strategy – lakes, basins and trunk drainage sized at the estate level. Individual lots are then required to connect into that system in a specific, controlled way. In practice this means your house-level stormwater design has to respect two sets of rules: The Hills Shire Council’s engineering requirements, and the estate’s own design guidelines and connection standards. Miss either one and your certifier or the estate’s design review panel will send the plans back.
Lot sizes in Gables range from compact cottage lots up to larger family parcels on the Maraylya fringe, and levels across a lot are rarely uniform – retaining walls between neighbouring builds are one of the most common engineering questions we get here.
What builders need in Gables
Whether you’re going through a complying development certificate (CDC) or a development application (DA) with The Hills Shire Council, a new dwelling in Gables will typically require:
- An engineered stormwater drainage plan showing how roof and surface water reaches the legal discharge point – usually the street kerb, a rear easement or an estate drainage connection.
- OSD assessment – many Gables lots are covered by detention delivered in the subdivision works, but that’s not universal; duplexes, secondary dwellings and larger footprints can still trigger on-site detention.
- Cut, fill and retaining wall documentation – with neighbouring slabs at different levels, structurally designed retaining and boundary drainage details are frequently requested.
- Erosion and sediment control plans for construction.
- A waste management plan and BASIX certificate, which are standard inclusions with any application in the Shire.
- Estate design approval – the developer’s guidelines cover driveways, fencing and drainage aesthetics, and your engineering must line up with the approved siting.
Because so much of Gables is being built concurrently, we also recommend a fresh level survey before design: earthworks on the block next door can change your boundary levels between purchase and construction.

Common questions from Gables home builders
Does The Gables estate have its own drainage rules on top of council’s?
Effectively, yes. The estate’s subdivision engineering determines your lot’s discharge point and connection detail, and the design guidelines add requirements around driveways and visible drainage elements. We design to both The Hills Shire standards and the estate documentation so approval isn’t held up.
Should I build in Gables under CDC or DA?
CDC is usually faster if your design fits the complying development envelope, but level differences, retaining heights or lot shape can push a project to a DA. Our planners at URBA and our engineers review your siting together and recommend the cleaner pathway before you commit.
My builder asked for a “stormwater concept” before contract – what is that?
It’s a preliminary drainage layout confirming your discharge point, likely OSD requirement and any easement or retaining implications, done before you sign a fixed-price contract. It’s a small investment that prevents expensive variations later, and we turn them around quickly for Gables lots because we know the estate’s stages well.
