There’s a drainage easement across my backyard. Can I still build a granny flat?
Often yes – but not on top of the easement, and not in a way that concentrates flow onto it beyond its design capacity. We obtain the easement details, check the as-built pipe location against the proposed footprint, and adjust the design or negotiate with Council where needed. Resolving this before lodgement avoids the most common cause of requisitions on Middleton Grange secondary dwelling applications.
Do I need a new OSD system if my house already has one?
If you are extending or adding a dwelling, Council will generally ask whether the existing OSD was sized for the additional impervious area.
