Modern Fern Bay has been shaped by the Fern Bay Seaside Estate, a master-planned coastal community of around 822 residential lots off Nelson Bay Road, bordered by the Worimi conservation lands with their four-wheel-drive access to Stockton Beach. Growth is set to continue: Defence Housing Australia has advanced plans to transform the old Fern Bay rifle range into a medium-density beachside neighbourhood of around 232 lots backing onto the Stockton dunes, with a substantial share of homes to be offered for private sale.
