Few Sydney suburbs carry a backstory like Nirimba Fields. For four decades this was HMAS Nirimba — a Royal Australian Navy training establishment commissioned in 1953 on the old Schofields aerodrome lands and operated until 1994 — before the base was reborn in 1995 as the Nirimba Education Precinct. In November 2020 the surrounding land, carved mostly from Schofields with a southern sliver of Quakers Hill, was gazetted as a suburb in its own right, taking the Dharug word for pelican as its name. The suburb’s development pattern is anchored by two things: the education precinct and the estates rising around it. The Nirimba Education Precinct hosts Wyndham College, TAFE NSW’s Nirimba campus, Western Sydney University facilities and St John Paul II Catholic College on the former navy grounds, and a new public school for Nirimba Fields has formed part of the state’s school-building program for the corridor. Around that institutional core, master-planned estates such as Akuna Vista have converted the flat, open aerodrome-fringe country into residential streets at pace.
Flat land is a mixed blessing for drainage. What Council Expects on Nirimba Fields Applications
Assessment runs under Blacktown Development Control Plan 2015 and the council’s water sensitive urban design framework. Builders should budget for:
- On-site detention (OSD) on most new dwellings, duplexes and multi-dwelling projects, sized via Blacktown’s deemed-to-comply tool or full calculations. It is a drainage design task rather than a problem. We set finished floor and pavement levels to create positive fall, grade pipes at workable minimums, and where gravity genuinely cannot reach the discharge point we design charged lines or pump systems that Blacktown will accept. The key is resolving it before the slab level is fixed, not after.
Do duplexes in Nirimba Fields need separate OSD for each side?
Usually a single shared detention system serves the whole development, with the maintenance obligation recorded appropriately — a positive covenant is typically registered so future owners maintain it.
