Tallawong barely existed as an address five years ago. The suburb was gazetted in November 2020, cut from parts of Schofields and Rouse Hill and named after the metro station that opened at its heart in May 2019 as the terminus of the Metro Northwest line — the name itself is a Dharug word for the apple gum. Today Tallawong is where the North West Growth Area meets transit-oriented development: townhouse rows, apartment sites and small-lot housing pressing in around the station precinct. Development here clusters in rings around the metro. Closest to the station, Landcom-coordinated precinct sites and private developers are delivering apartments and terraces, with Tallawong Village adding local retail. Further out, along Tallawong Road and the streets running toward Schofields, the pattern shifts to medium-density infill — dual occupancies, manor houses and townhouse projects on land that was semi-rural within living memory. A new public school has been part of the state’s school-building program for the corridor, underlining how quickly the population is arriving.

From an engineering standpoint, Tallawong’s density is the defining factor. Multi-dwelling and apartment projects concentrate large impervious areas onto compact sites, which makes stormwater detention, basement drainage and driveway geometry harder problems than on a conventional house block. Runoff from the locality drains toward the Ponds creek system that carries water north through the growth area, so Blacktown City Council applies its full water-quality regime to new work here.

What Builders and Developers Need in Tallawong

Blacktown Development Control Plan 2015 and the council’s WSUD framework govern stormwater across the suburb. On a typical Tallawong project the engineering package must cover:

  • On-site detention (OSD) — required on most new development, and on dense sites the detention volume often ends up below ground or under the driveway. Do townhouse projects near Tallawong Station need swept path analysis?

Almost always. Blacktown assessors routinely ask for turning path plots showing garbage collection and service vehicles can enter, manoeuvre and leave in a forward direction. Can OSD go under the common driveway on a multi-dwelling site?

Yes, and on compact Tallawong lots it is often the only workable location. We design trafficable below-ground tanks with appropriate access grates and maintenance provisions, and coordinate structural requirements so the detention system doesn’t clash with services or the NBN conduit run.

We’re at concept stage — when should the civil engineer get involved?

Before the architecture is locked. Ten minutes with the survey tells us where water must go, how much detention you’ll need and whether an easement is unavoidable. Designing the building around that reality is far cheaper than redesigning it after a council RFI.
